ABP tendered to refurbish an existing area, that had previously been let to a third party, and that they would then take sole occupation of. Office Visions were chosen as the Principal Contractor using a JCT Design and Build Contract 2016, following a ‘Pre Qualification‘ meeting where our costs and our 5 week schedule were scrutinised by the client’s project team.
The project was relatively straight forward involving the usual disciplines we are asked to complete, for example partitioning, lighting floor box modifications, decoration and tea point works.
Our biggest challenge was working in a building with 2 large employees, The Cardiff Harbour Authority and ABP.
Our Project Manager and Site Supervisor, liaised with the ABP Project Manager when deliveries would be received which, was always before 7:30am to ensure there was no issues with staff vehicles, and also when any noisy works, such as core drilling, would take place, which was confined to the hours of 7am to 9am and 4:30pm to 6:30pm
The coordination between ourselves and ABP in this manner, ensured the Project was completed on time and within budget, and with minimum disruption to the client.
